The energy performance diagnosis (DPE) and the energy audit represent a preliminary expense before any renovation. Their price varies depending on the type of property, the area, and the chosen professional. In 2026, several schemes allow for a reduction in costs, but their access conditions and amounts differ significantly depending on the planned renovation path.
Electricity conversion factor and new DPE calculation in 2026
A decree published in 2026 lowered the electricity conversion factor used in the DPE calculation. This technical change alters the rating assigned to homes heated with electricity: some properties rated E or F could move up one letter without any work.
This revision has a direct effect on the price of the energy diagnosis, as it may change the obligation to carry out an audit. Since 2023, an energy audit is mandatory to sell a property rated F or G. If the new calculation changes a property from F to E, the audit is no longer required for the sale, eliminating an expense of several hundred euros.
Real estate diagnosticians must update their software to incorporate this new coefficient. A DPE conducted before the decree comes into effect remains valid for ten years, but the seller can request a new diagnosis to benefit from a more favorable rating. Comparing the price of the Habitatfuturvert energy diagnosis with other quotes allows one to gauge the rates practiced in their region before initiating this process.

Price of DPE and energy audit: the ranges observed in 2026
Rates are not regulated. Each diagnostician freely sets their fees, which explains notable discrepancies from one city to another.
Individual housing DPE
For a house or an apartment, the DPE is most often charged between 100 and 250 euros, a range confirmed by ADEME and included in several specialized guides for 2026. The property’s area, its age, and the complexity of the heating systems affect the quote within this range.
Individual energy audit
The audit goes further than the DPE: it analyzes thermal losses item by item and proposes costed work scenarios. For a single-family home of 100 to 150 m², prices generally range from 600 to 1,200 euros. An apartment in a condominium is less expensive, ranging from 400 to 800 euros depending on the area and complexity.
Condominium energy audit
Amounts change scale. Depending on the size of the condominium:
- Fewer than 20 lots: approximately 5,000 to 8,000 euros excluding tax
- From 20 to 50 lots: 8,000 to 12,000 euros excluding tax
- From 50 to 100 lots: 12,000 to 18,000 euros excluding tax
- More than 100 lots: 18,000 euros excluding tax and more
These amounts are shared among co-owners in proportion to their shares, which reduces the individual burden. The property manager can include the expense on the agenda of the general assembly.
MaPrimeRénov’ and funding for the energy audit in 2026
MaPrimeRénov’ remains the main lever to reduce the cost of an individual energy audit. The aid is provided by Anah and its amount depends on the household’s income level.
The “by gesture” pathway of MaPrimeRénov’ covers the energy audit as an eligible service, provided that the property is a primary residence occupied for more than fifteen years. Households with very modest incomes benefit from the highest aid amount, while households with intermediate or higher incomes receive partial funding.
For the “large-scale renovation” pathway (formerly the supported pathway), the audit is included in the mandatory support by Mon Accompagnateur Rénov’. The cost of this support is covered to a variable extent depending on income. Applications submitted since the reopening of the window in February 2026 are being processed, with processing times that can reach six months for this pathway.

Other aids and possible accumulations to reduce out-of-pocket expenses
MaPrimeRénov’ is not the only scheme available. Several aids can be combined under certain conditions.
- Energy savings certificates (CEE) are provided by energy suppliers. They primarily finance the work itself, not the diagnosis, but some programs include technical support that partially covers the audit.
- Local authorities (regions, departments, municipalities) offer complementary aids that vary significantly from one territory to another. Some directly subsidize the energy audit, while others condition their aid on the completion of subsequent work.
- The zero-interest eco-loan (éco-PTZ) allows financing of the out-of-pocket expenses for renovation work without interest. It does not cover the audit alone but can include its cost in a bundle of eligible work.
- The reduced VAT rate (5.5%) applies to energy renovation work carried out by a certified professional, but the DPE and the energy audit as intellectual services fall under a different rate.
The rules for combining MaPrimeRénov’, CEE, and local aids are regulated. The total amount of aid cannot exceed a ceiling set as a percentage of the cost of the work, which varies according to the household’s income profile.
Audit obligation upon sale: schedule and affected properties
Since April 2023, properties rated F or G must undergo an energy audit before being put up for sale. Properties rated E will be affected starting in 2027, according to the current regulations. This upcoming deadline is prompting many owners to anticipate the expense.
For a landlord, the question arises differently. Thermally inefficient properties rated G are gradually being banned from rental. The audit then becomes a decision-making tool: renovate to keep the property for rent, or sell as is with the mandatory diagnosis. In both cases, the cost of the diagnosis adds to the expenses, with no specific aid for landlords with high incomes.
The price of an energy diagnosis in 2026 remains the responsibility of the owner in most cases. Existing aids cover part of the cost for modest households, but out-of-pocket expenses persist for intermediate profiles. The reform of the electricity conversion factor redistributes the cards for certain properties, sometimes rendering the audit unnecessary. Checking one’s DPE rating before engaging in an audit can help avoid an expense that is no longer necessary.
